SUMMARY

This position coordinates and implements duties that address the building(s) & associated equipment by performing preventive and corrective maintenance, exterior grounds maintenance, identifying and correcting safety issues, and maintaining sanitation and pest control. This position performs minor maintenance, electrical, mechanical, pneumatic, HVAC, refrigeration, materials handling equipment and plumbing procedures. Position notifies Facilities Manager on the need for major repairs through contractors. Performance of the following duties is done personally.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. This list is not all-inclusive and other duties may be assigned.

  • Maintains buildings and grounds by performing routine painting, lighting replacement, floor care, moving office furniture/equipment and other related maintenance activities such as minor plumbing and electrical. Maintenance to include, but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and florescent bulbs and tubes, ballast, electrical outlets and receptacles, fuses, wiring, etc.) using appropriate hand, power, electrical test multi-meters and specialty tools.

  • Performs trouble shooting, scheduled/unscheduled emergency maintenance and repairs of electrical, mechanical facilities (e.g. garage and roll up doors, compactors/balers stretch wrapper) and controls for HVAC/refrigeration (e.g. cleaning, replacing filters, lubrication, belt replacement.) Notifies Facilities Manager concerning need for major repairs or additions to lighting, HVAC and refrigeration equipment. Assists the Facilities Manager with planning projects and soliciting bids from outside contractors.

  • Plans, coordinates and implements maintenance and general repairs for materials handling equipment such as stand up reach fork lifts, sit down counterbalance fork lifts, rider pallet jacks. Diagnose problems, replace or repair parts, test and make adjustments.

  • Performs monitoring of grounds conditions and performs maintenance activities such as trimming hedges, removing weeds, and raking and disposing of leaves and refuse. Assists with snow removal and applies salt as needed.

  • Maintains required job knowledge and skills and core professional competencies. Attends and participates in required educational programs and staff meetings.

  • Performs daily monitoring and logs of refrigerated areas temperatures. Detect faulty operations and notifies supervisor of variations and conditions that require immediate attention.

  • Monitors pest control and supplies traps and disposal for affected areas. Notifies the Facilities Manager in a timely fashion of the presence of pest problems.

  • Follows and maintains high standards of warehouse sanitation and safety at all times.

  • Assists in housekeeping services for the warehouse and refrigerated areas, as directed and as scheduled, (e.g. running floor scrubber) to maintain the highest level of cleanliness to maintain sanitary conditions and pest control. Ensure that cleaning supplies are in stock for janitorial contractor to perform duties. Assists with paper recycling and trash duties, as needed or as requested.

  • Assess daily, that un-safe conditions are corrected prior to an accident or injury occurring (i.e., water spill clean-up, etc.).

  • Utilize Computerized Maintenance Management Software (CMMS) to record and track completion of Preventative Maintenance and Corrective Maintenance or as directed by the Facilities Manager.

  • Performs other duties as assigned.

Qualifications

HS Diploma/GED required. Completion of a basic electricity/electronics or related vocational course preferred. Two to three years maintenance experience preferred with a focus on general maintenance duties (building and grounds maintenance, minor electrical and plumbing). Experience with independent daily project management. Unencumbered Driver’s License.

Physical Requirements and Environment

The physical requirements for this position include: Occasional ability to remain in a stationary position. Ability to move about inside the office and to access truck cab and deliver product constantly. Ability to operate a computer or other office productivity machinery constantly. Ability to ascend/descend stairs and ladders to access work spaces frequently. Ability to position or move body to access equipment or areas of the building. Ability to constantly be able to exchange accurate information, take and give direction and hear safety warnings. Ability to constantly inspect product, judge distance between equipment, shelves and permanent structures. Ability to frequently detect faulty of broken equipment or building components. Ability to move office equipment/supplies constantly. Ability to lift 50+ lbs on a regular basis. While performing the duties of this job, the employee is frequently exposed to hot and cold temperatures, including refrigerated areas, wet and/or humid conditions, moving mechanical parts, and outside weather conditions. The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and risk of electrical shock. The noise level in the work environment is usually moderate but can be loud at times.

Salary Range: $19.61 - $22.07
